<p>As we enter 2026, mortgage rates are averaging around <strong>6%</strong>, but buyers have more flexibility than they may realize. Builders and motivated sellers are frequently offering concessions that allow buyers to <strong>negotiate rates below 5%</strong> through temporary or permanent buydowns. This is creating real opportunities for buyers who are ready to act.</p>

            <![CDATA[<p>Over the years, various economic events and factors have caused fluctuations in inventory levels and home values. Significant imbalances between supply (inventory) and buyer demand can take a year or two to fully impact the market.  Our chart tracks these changes from 2001 onwards.</p>
<p>In the early 2000s, low housing inventory led to rising prices.  When inventory bottomed out in 2004, prices saw a sharp increase in 2005.  However, between 2006 and 2008, inventory levels tripled due to the banking crisis, bad loans, and investors offloading properties.  This resulted in a significant decline in prices, bottoming out in 2010.  As inventory decreased again, driven by investor purchases, prices stabilized and began to grow steadily.</p>
<p>From 2019 to 2021, inventory levels hit all-time lows, driving prices up by 35%.  This surge was fueled by historically low interest rates, high investor demand, and increased migration to Florida due to COVID-19 restrictions in other states.  By 2023, inflation led to rising long-term interest rates, slowing buyer demand, and reducing the presence of instant cash buyers.  As of January 2024, the market has become more balanced, though desirable homes still sell quickly.</p>
<p>In 2024, inflation began to stabilize, and the Federal Reserve lowered the federal funds rate. However, mortgage rates remained between 6% and 7% for most of the year, leading to price stabilization due to higher inventory levels and a balanced market.</p>
<p>In 2025, inventory levels remained consistent to 2024 levels, due in part to many potential sellers being "mortgage-locked" into their current homes.  We can thank this rare phenomenon for keeping our inventory levels consistent, otherwise we might start seeing price drops similar to 2008-2010 when inventory levels were double what they are now.  </p>
<p>For 2026, it's my opinion that prices will either stay consistent, or drop as much as much as 2%.  Experts think our prices will grow slowly, at around 1%.  We have shifted from an "even market" to a "buyer's market" in central Florida.  Many sellers are offering closing cost concessions to buyers, in order to sell their homes.  Even the very nicest homes are selling with concessions in early 2026.  Our market is being driven by new buyers to Central Florida and first-time buyers.  Many "upsizing/downsizing" buyers are sitting on their sub-4% and sub-3% mortgages and not entering the market.  These are the "mortgage-locked" buyers that are preventing our inventory levels from exploding, causing a serious price correction.</p>

            <![CDATA[<p><strong>On or about August 17<sup>th</sup> of this year, the way consumers hire and compensate their individual buying-side and selling-side real estate agents is <u>changing drastically</u>.</strong></p>
<p>Our goal is always to ensure that our selling and buying clients are knowledgeable, and fully prepared to succeed in any type of market environment.  <strong><u>These changes impact both buyers and sellers.</u></strong></p>
<p>Because of a National Association of Realtors (NAR) settlement with the Dept. of Justice (DOJ), there are big changes coming to how real estate agents operate, and how they are compensated.</p>
<p><span style="background-color: #ffff00;"><strong><u>Starting on or about August 17<sup>th</sup> of this year (exact date TBD), these changes will take effect in Florida</u>:</strong></span></p>
<p> </p>
<ul>
<li>Sellers of real property (all types of residential homes, including land) will no longer be obligated to offer compensation to buying-side agents when they list their homes for sale in the MLS.  <em>Prior to August (going back decades), sellers offered a total professional services fee to their listing-side agents, and a portion of that fee was shared with buying-side agents.  The amount of compensation offered to buying-side agents was advertised in the MLS listing in a data field.  </em></li>
</ul>
<p> </p>
<ul>
<li>Listing-side real estate agents will no longer be able to advertise or promote offers of compensation to buying-side real estate agents in MLS listings, or anywhere else online.  Buying-side agents will now have to contact individual listing-side agents directly to determine if compensation is offered to them, or not.  They will do this, prior to showing any homes to their buyers.</li>
</ul>
<p> </p>

<li>Buyers must now sign an "Exclusive Buyer Broker Agreement" or "Showing Agreement" with a chosen buying-side agent, <strong>prior to viewing any properties</strong>, and/or submitting any offers through that buying-side real estate agent to a seller of real property. </li>

<li>Buyers now, in many cases, will have to pay a "negotiated professional services fee" to their chosen buying-side agent, for the services that they provide to that buyer.  This fee will be noted in the "Exclusive Buyer Broker Agreement" or "Showing Agreement".  Listing agents must also have a professional services fee noted in their listing agreements, if they show or sell their listings to buyers.  </li>

<p><span style="font-family: verdana, geneva; font-size: 12pt;"> <br><strong>What is our market like now?  </strong> </span></p>
<p><span style="font-family: verdana, geneva; font-size: 12pt;"><span style="text-decoration: underline;">The Orlando area has a 3.5-month supply of homes</span>, as of the last reported month of March 2024.  <em>This means if no more homes are listed, it would take 3.5 months for all homes to sell.</em>  During the peak of our last frothy market (2021), the supply of homes went as low as 2 weeks!  At that time EVERYONE was selling and buying a home!  International buyers, buyers from "lock-down states" due to the pandemic, and local buyers all made their moves while interest rates were at historic lows.  <span style="text-decoration: underline;">A "balanced market" occurs when there is a 6-month supply of homes on the market at a given time.  Anything under that is generally deemed a "seller's market", anything over that is a "buyer's market"</span>.<br><br><strong>Will inventory rise causing prices to fall?</strong></span></p>
<p><span style="font-family: verdana, geneva; font-size: 12pt;">Although inventory is much higher than it was back in 2021/2022, demand from international buyers and buyers relocating from other states continues to keep inventory levels stable. </span></p>
<p><span style="font-family: verdana, geneva; font-size: 12pt;">The group that seems to be most affected by higher interest rates are those homeowners sitting on sub-4% and sub-3% interest rates.  Many of these potential buyers are trapped in their current homes, as they simply cannot afford or do not desire to make a lateral move to a similarly priced home, for a new mortgage payment that is hundreds of dollars more than they are paying now.  Because this potential buyer group is not engaging with the central Florida market, adding their inventory of homes to the mix, inventory levels continue to stay on the low side.  This is another key factor on why inventory is low, allowing prices to continue to rise.</span></p>
<p><span style="font-size: 12pt; font-family: verdana, geneva;"><strong>What happens when interest rates start falling?</strong> </span></p>
<p><span style="font-family: verdana, geneva; font-size: 12pt;">We feel that when the first digit of published interest rates is a "5" - that will be the trigger for the fence-sitting local homeowners to list their homes and buy again.  The addition of this group of buyers, along with foreign buyers and state-to-state buyes could once again create bidding wars on many homes, with prices rising even faster.  Right now (May/June 2024) rates are around 6.75% - 6.875%.  The Federal Reserve signaled that rate cuts may begin later this year.  We expect our next boom market to occur in 2025.   </span></p>
<p class="m-0"><strong><span style="font-family: verdana, geneva; font-size: 12pt;">Should I wait to list and sell my home until next year?<br><br></span></strong><span style="font-family: verdana, geneva; font-size: 12pt;">This depends on a variety of personal factors.  On the "pro-sell" side you have the fact that there is more inventory (and choices) now than there has been over the past few years.  Prices are are still high so you likely have plenty of equity and funds to work with when you buy again.  You can also pay off any higher-interest consumer debts when you sell your current home such as credit cards and personal loans.  Many buyers are currently negotiating "interest rate buy-downs", and landing rates around the 5% level - RIGHT NOW!  <br><br></span><span style="font-family: verdana, geneva; font-size: 12pt;">If you wait until rates are sub-6% or sub-5%?  It will be a great time to sell, and you may not have to negotiate very much, kind of like selling in 2021.  <strong><em>But when you buy?!</em></strong>  You will more than likely run into much more competition, and may even have to pay thousands above list price - just like our last impossible market in 2021.  <span style="text-decoration: underline;">So which scenario sounds better to you</span>?</span></p>

            <![CDATA[<p><span style="font-size: 12pt;"><span style="font-size: 14pt;">This brief Q+A may help you decide if NOW is a good time for YOU to sell your current home, then buy your next home!</span><br><br><br></span><span style="font-size: 12pt;"><strong><span style="background-color: #ffff00;">Q – Won't prices come down because of higher interest rates? Isn't the market going to crash?</span></strong><br></span><br><span style="font-size: 12pt;">A – Rates have been higher since May 2022, and it is NOT happening.  For July 2023, prices/values are flat vs. this time last year.  It's been that way for about 3-4 months now.  Demand for Florida (Orlando-area) housing is very high, with buyers from high-tax states as well as international buyers continuing to drive our market.  Instead of prices coming down, savvy sellers and builders are offering <span style="text-decoration: underline;">interest rate buy-down cash contributions</span> to buyers, which allow buyers to <span style="text-decoration: underline;">obtain below market interest rates</span>, quite often under 6%!  Many of today's current buyers will also refinance their loans when rates drop further – which is expected!  Inventory continues to stay very low (driven by buyers I just mentioned), and is consistently staying at a 2-month supply of homes. Anything under 6 months is a "seller's market", and anything under 3 months is an extremely strong "seller's market"!  Homes are taking longer to sell, but prices are remaining firm, overall.<br><br><br></span><span style="font-size: 12pt;"><strong><span style="background-color: #ffff00;">Q – Since rates are higher, shouldn't I wait for rates to fall before buying again?</span></strong><br><br></span><span style="font-size: 12pt;">A – You could, but you will be running into massive competition when rates fall, as MANY of the buyers waiting on the sidelines for rates to drop will be rushing back into the market.  Those buyers will be competing with YOU for that home you want (that everyone else wants).  We may be looking at another run-up of prices, similar to what we saw in 2020-2021.  That was fun for sellers, but not so much for buyers.<br><br><br></span><strong><span style="font-size: 12pt; background-color: #ffff00;">Q – How can I sell and buy again, and KEEP MY OVERALL DEBT PAYMENTS SIMILAR?</span></strong><br><span style="font-size: 12pt;"><br>A – It is very likely you are sitting on a lot of equity in your current home.  It is also likely you have other higher-interest consumer debt, such as 2nd mortgages, home equity loans, credit cards, personal loans, and even student loans.  Instead of taking ALL the money you clear form the sale of your home and putting all that money down on your next home, do this instead:  PAY OFF ALL YOUR OTHER DEBTS, then put whatever else is left down on a new mortgage. You may find that your TOTAL MONTHLY PAYMENT STAYS SIMILAR to what you have right now!  Then, when rates inevitably drop again, refinance your mortgage to a lower rate.  <span style="text-decoration: underline;">You may find yourself in your "forever home", building equity, and watching your home value rise - driven by another crazy market you were savvy enough to avoid</span>!<br><br><br></span><strong><span style="font-size: 12pt; background-color: #ffff00;">Q – Will interest rates really drop again? <li><strong>Start From The Top</strong><br>When preparing for an open house, every single surface in the house must be cleaned. Because we tend to focus on what's at eye level, it can be helpful to start at the top of the room to ensure you don't miss any fixtures. Ceiling fans, the top of window fixtures, and picture frames are often missed. Once you've cleaned the top of the room, start working your way down.<br><br></li>

Allow the mixture to sit for about 10 minutes before turning on the water and running the disposal.<br><br></li>
<li><strong>Wipe Out The Bottoms Of Your Kitchen Cabinets</strong><br>Remember, buyers will be opening every cupboard door in your kitchen, so ensure everything is tidy. Take the time to wipe out the bottoms of each cabinet. Get rid of any food stains or spilled spices and seasonings that may have accumulated over the years. <br><br></li>

            <![CDATA[What happened to our Real Estate Market in 2022?  What's in store for 2023?]]>

            <![CDATA[<p><strong><span style="font-size: 12pt; font-family: verdana, geneva;">What happened to our "seller's market"? Is it now a "buyer's market"? Is this a good time to sell my home? These questions and more are answered in our latest article on the Orlando housing market:</span></strong></p>
<p><span style="font-family: verdana, geneva; font-size: 12pt;">That dreaded "I-word" (inflation) is the cause of everything we consume being more expensive, including housing.  When the Federal Reserve started raising the 'federal funds rate' (the rate that banks use to borrow money from each other), that triggered all kinds of interest rate hikes, including mortgage rates.  </span><span style="color: #ff0000;">But <u>inflation</u> is largely to blame for higher mortgage rates.</span><span style="font-family: verdana, geneva; font-size: 12pt;">  Lenders don't make the same level of profit on a loan in this inflationary market, because they know the majority of loans written in 2022 will be refinanced in 2023 and beyond.  Because of this, they are now charging discount points (upfront profit) that they weren't charging when rates were low.</span><br><span style="font-size: 12pt; font-family: verdana, geneva;"></span></p>
<p><span style="font-size: 12pt; font-family: verdana, geneva;"></span></p>
<p><span style="font-family: verdana, geneva; font-size: 12pt;"><strong>A look back (2020 – Summer 2022):<br><br></strong>Housing prices have been escalating at a 15% - 25% annual rate for the past couple years.  When interest rates were in the 3% range (only 11 months ago), buyers and cash investors were bidding against each other for every available property listing, with many buyers losing out and giving up on buying a home.  This went on from 2020 – May/June 2022.  It's unfortunate for those buyers who lost out on acquiring a home since interest rates have gone from the 3% range (Jan 2022), to the 6% range (Nov 2022).  For a $360,000 purchase price (just below current median price), and a $300,000 30-yr. fixed mortgage loan, a buyer will now have to pay around $534/month more.  Prices are also about 12% higher than they were a year ago, so those buyers who lost out would now have to pay $43,000 more for a home than last year. </span><br><br><span style="font-family: verdana, geneva; font-size: 12pt;"><strong>Where we are now (Nov 2022):</strong></span></p>
<p><span style="font-family: verdana, geneva; font-size: 12pt;">The impact higher interest rates have had on housing in central Florida include:</span></p>
<ul>
<li><span style="font-family: verdana, geneva; font-size: 10pt;">Days to contract has increased to around 30 days on average (down from 3-7 days at market peak) </span></li>
</ul>
<ul>
<li><span style="font-family: verdana, geneva; font-size: 10pt;">Bidding wars have stopped except for homes underpriced <em>(to create bidding wars),</em> or homes that are in stellar condition, remodeled and highly desirable. </span></li>
</ul>
<ul>
<li><span style="font-family: verdana, geneva; font-size: 10pt;">The Orlando "median price" has decreased for 3 months in a row recently (July – Sept 2022) for the first time in 3 years. Over the past 2 years that hasn't happened for 2 consecutive months.  <span style="color: #ff0000;">The median price has been 365,000 for both September and October 2022, <u>indicating prices have flattened out</u>. <br><br></span></span></li>
<li><span style="font-family: verdana, geneva; font-size: 10pt; color: #000000;">Monthly (year-over-year) appreciation has gone from 25%, to 20%, to 15%, and to the current 12% rate.  This further indicates prices have flattened.</span><span style="font-family: verdana, geneva; font-size: 10pt;"><span style="color: #ff0000;"></span></span></li>
</ul>
<ul>
<li><span style="font-family: verdana, geneva; font-size: 10pt;">For a home priced at 360,000 (just below current median price), with a 20% down payment, the principal & interest portion of the payment is around $534/month higher than it was at the beginning of 2022. </span></li>
</ul>
<ul>
<li><span style="font-family: verdana, geneva; font-size: 10pt;">Overall inventory level is around 109% higher than this time last year <strong>(which is great for buyers)!</strong> <span style="color: #ff0000;">That may sound like a lot, until you realize how LOW inventory was a year ago!   </span></span><strong style="font-family: verdana, geneva; font-size: 12pt;"></strong></li>
</ul>
<p><span style="font-family: verdana, geneva; font-size: 12pt;"><strong style="font-family: verdana, geneva; font-size: 12pt;">Buyer's Market?  Seller's Market?  What are we in now?</strong></span></p>
<p><span style="font-family: verdana, geneva; font-size: 12pt;">A seller's market is when there are 3 months of inventory on the market (or less).  In October 2022, there were 7,128 homes on the market, with 2,716 total sales that month.  That equates to a 2 month and 18 day supply of homes.  So it would take that amount of time for ALL the inventory to sell, if no other homes came onto the market.</span></p>
<p><span style="font-family: verdana, geneva; font-size: 12pt;"><span style="color: #ff0000;">We are still in a seller's market, <span style="text-decoration: underline;">but edging ever so steadily into an "even market"</span>. </span> An even market is defined when there is a 3-6 month supply of inventory.  We feel we will not get into a hard core buyer's market, but will float around in an even market for the next 3-6 months. </span></p>
<p><span style="font-family: verdana, geneva; font-size: 12pt;">Just realize that between 2020 – early 2022 there was usually LESS than a 2 month supply of homes on the market.  During much of this time there was only a 1 month supply.  <span style="color: #ff0000;">So the fact that total inventory is UP 109% over this time last year <span style="text-decoration: underline;">is a GOOD THING</span>.</span> Up until now, you could sell a home but have a very difficult time winning a bidding war on that next home.  Now there is more inventory, and less competition including competition from cash investors that won many bidding wars.</span><br><br><span style="font-family: verdana, geneva; font-size: 12pt;"><strong>Will there be a market crash?</strong></span></p>
<p><span style="font-family: verdana, geneva; font-size: 12pt;">No there won't be.  The crash in 2008 – 2010 was based on market conditions that were entirely something different.  In that market, the real estate crash caused a recession.  That was because anybody that could walk, talk and chew bubble gum could get a mortgage loan.  Didn't even need a job.  Who knew that was a bad idea? – lol.  Lending standards have since become stringent, and people who have mortgages are actually qualified to have them.</span><br><br><span style="font-family: verdana, geneva; font-size: 12pt;"><strong>Our "crystal ball" for 2023:</strong></span></p>
<p><span style="font-family: verdana, geneva; font-size: 12pt;">The chief economists and market forecasters we follow feel that mortgage rates will start dropping soon.  Rates were as high as 7% last month, but have since slipped to 6% due to issues with crypto currencies.  Our forecasters feel rates will drop as low as 4% next year.  This should bring more buyers off the sidelines and back into the market, with prices slowly ticking upward again.  This will also trigger mass refinancing for many buyers who have purchased homes this year.  In the short term (3-6 months) prices may fall a bit, then firm up and start trending upward again when rates are lower and buyer demand surges once again. </span></p>
<p><span style="font-family: verdana, geneva; font-size: 12pt;">In closing just realize that our real estate market runs in cycles.  Always has, always will.  Demand for Florida real estate is HUGE and is predicted to stay strong into the foreseeable future.  Baby boomers are retiring here, international buyers want to buy here, and investors still want to invest in Florida.</span></p>

There are often a lot of documents that you need to turn in for your mortgage application to officially be processed. Even if you're obtained mortgage pre-approval, you still need to submit documentation to verify your income and assets. Depending on how busy your lender is, it might take a few weeks to process your loan. You also need to schedule any inspections that are required or recommended to buy the home, like a home appraisal, home inspection, or property inspection, during this period. It's possible to potentially extend the closing date if the home seller and buyer agree to do so. Sometimes, one party might need an extended period to sell a property, find a new home, or handle other personal matters. </li>

<li><strong>Your Closing Date Could Be Delayed<br></strong>It's possible for items to pop up that delay your official closing date. For example, if your home inspection shows that the property needs some repairs and the seller agrees to fix them, these repairs can delay the closing date. Or, if you take out a new loan or credit card while you're waiting to close on the home, your credit might be impacted. This means that your mortgage lender may need to review the specifics of your loan to confirm that you still qualify. To prevent your closing from being delayed, avoid making any changes to your financial situation. Don't apply for or take on new debt. Keep the balance in your savings accounts consistent; if you do make a large deposit to your bank account, make sure that you have documentation that proves where the funds came from (your lender will want to confirm that the money isn't from a loan or credit cards). Changing jobs is usually okay if you otherwise have a stable employment history. Just make sure that your income doesn't significantly change, or this can affect your loan approval. </li>

If this money will be coming from different investment or bank accounts, make sure that you give yourself enough time to transfer the funds.             <![CDATA[Why has my Florida home hazard insurance policy risen so much?]]>

            <![CDATA[<p>You may have noticed that your annual renewal for your home hazard insurance policy has either been creeping higher, or has drastically risen over the past couple years.  Here is a brief history on why insurance costs have gone up in Florida, and what is being done about it.</p>
<p><span style="text-decoration: underline;"><strong><span style="background-color: #ffff00;">What has caused insurance rates to skyrocket in Florida?</span><br><br></strong></span></p>
<ul>
<li>The <strong>initial reason was steadily rising rates due to Hurricanes</strong>, especially Hurricane Irma in 2017. The original statute of limitations for filing Hurricane claims was 3 years, so many claims concluded in 2020, with many still in litigation.<br><br></li>
<li><strong>The rising cost of "re-insurance",</strong> which insurers pay to ensure they can cover all claims after a catastrophic storm event.<br><br></li>
<li>A <strong>combination of well-meaning court rulings</strong> and changes in state laws over the years has created a "litigation economy" that gives financial incentives to attorneys to file lawsuits against insurers: </li>
</ul>
<ul>
<li>A 2016 Florida Supreme Court ruling said: "If 25% or more of a roof is damaged by a problem covered by the policy, the entire roof must be replaced and insurer must pay for it". <u>This created the 'door-knocking' public adjusters that do free inspections, to find loose shingles, wind damage, hail damage and old hurricane damage.  Then they get a homeowner to sign an AOB (assignment of benefits), essentially hiring the agent to act on their behalf including hiring an attorney to sue the insurer if they don't comply</u>.  Florida is one of the most litigious states in the country.<br><br></li>
<li>Another State Law called "one-way attorney fees". It says, "if the contractor can win 'one penny more' than the insurer's initial offer, the insurance company must pay the legal fees for both sides.  In one case a homeowner received $35,000 while the attorneys netted $750,000.<br><br></li>
</ul>
<p><span style="text-decoration: underline;"><strong><span style="background-color: #ffff00;">What was the result of all this?</span><br><br></strong></span></p>
<ul>
<li>Of 15 billion that went to litigated claims since 2015, only 8% was paid out to policy owners. Plaintiff's attorneys received 71%, and insurer's defense attorneys accounted for 21%.  <u>That's 92% paid to attorneys, and 8% paid on policy owner's claims – for roof repairs or replacements</u>.<br><br></li>
<li>Of the average premium paid to insurers, about 30-35% of that goes toward their expected legal fees in fighting fraudulent claims. This is essentially a "hidden tax" that covers the costs of additional litigation that occurs in Florida compared to other states.<br><br></li>
<li>Homeowner's have seen their insurance rise as much as 40% as insurers pass on the costs of settling an ever-increasing number of lawsuits.<br><br></li>
<li>Insurers have become unwilling to insure roofing structures over 15 years old, and some won't even cover those that are over 10 years old! As a Realtor, we now have a very difficult (to impossible) time in assisting our buyers to find insurance on homes with roofs that are over 15 yrs of age.<br><br></li>
</ul>
<p><span style="text-decoration: underline; background-color: #ffff00;"><strong>What is the State of Florida doing about the problem?</strong></span><br><br></p>
<ul>
<li>The Florida State Senate passed "Senate Bill 76" in April 2021, which addresses several issues surrounding the rising costs of property insurance in Florida. On June 11<span style="font-size: 11.6667px;"> 2021</span>, Governor DeSantis signed the bill into law.  The bill provides that:<br><br></li>
<li><strong>Restricts the ability of roofers to solicit claims by door-to-door solicitations</strong>, and slaps legal and financial penalties on attorneys who work with these contractors, frequently filing on their behalf. </li>
</ul>
<ul>
<li><strong>Creates a uniform claim</strong> <strong>filing period</strong> <em>(2 years after storm event, not 3).</em> </li>
</ul>
<ul>
<li>A <strong>policy holder/claimant must notify the insurance company before filing a lawsuit</strong>, to give the insurance company sufficient time to inspect the property before a lawsuit is filed. </li>
</ul>
<ul>
<li><strong>Changes how attorney fees are awarded in property insurance litigation: </strong>Attorney's fees will be directly related to how successful the insured was in recovering the amount demanded in their litigation.  If the claimant receives a least 80% of the claim, the insurance company must pay all reasonable attorney's fees.  If the claimant recovers at least 20%, but less than 80%, the insurer will be required to pay the same percentage of fees related to the recovery that was recovered in the action.  Adopts federal court standard for awarding attorney fee "multipliers" in claims arising under the property insurance policies and directs courts to presume the "Lodestar Fee" is reasonable, and provides that multipliers will only be awarded in rare circumstances.  Multipliers WERE previously allowed when homeowners had a hard time finding an attorney who would work their claim. </li>
</ul>
<ul>
<li><strong>Ensures there is a clear understanding between homeowners and insurance companies</strong> regarding when a roof replacement will be covered in full, or not. Limits will be based upon the age and type of roof.  </li>
</ul>
<ul>
<li><strong>Insurers to only offers policies that adjust roof claims to "actual cash value" if the roof is older than 10-years old. </strong>This means replacement cost – depreciation = cash value.  </li>
</ul>
<ul>
<li><strong>Allows insurers to offer options of purchasing a "stated value limit" for roof coverage.</strong></li>
</ul>
<p><br><span style="text-decoration: underline; background-color: #ffff00;"><strong>So where are we now?  What can I do to help?</strong></span><br><br></p>
<p>There are additional bills in the Florida Senate & House of Representatives that seek to modify or improve on Senate Bill 76.  Governor DeSantis is firmly FOR reducing and eliminating insurance fraud and unnecessary legal fees in order to help bring down Florida homeowner's insurance rates.</p>

            <![CDATA[Can someone steal my home's title?  Should I buy home title lock insurance?]]>

            <![CDATA[<p>You've probably heard the commercials on radio or TV talking about home title theft.  A person obtains a blank quit-claim deed on your home, then forges your name onto the deed.  They then file it in the county where your home is located.  After that they can borrow against your home's equity, sell the home, etc.  Then it's weeks until you figure out you lost your home.</p>
<p>This type of pitch is out there in radio and TV, selling home title lock protections.  Prices vary, but $80 per year for a million dollars in protection is the common pitch. </p>
<p><strong>What are the odds this would ever happen?  What are the odds this insurance policy would ever pay out?</strong></p>
<p>After checking several resources on this matter, there's one thing I can say for sure.  It is HARD and RARE that this event happens.  It is TRUE that anyone can forge your name onto any document, including a deed to try and convey title to the forger.  This forged deed can be filed in public records.  Before doing this, the forger must overcome their first hurdle, and that is having this deed "notarized".  Notaries validate signatures by viewing legal ID cards, namely driver licenses, social security cards, or other legal means of ID. </p>
<p><strong>But what if a forger was in cahoots with a notary, and they teamed up to work this fraud?</strong></p>
<p>The next hurdle for them to overcome is borrowing against your home's equity.  Equity loans require credit applications, income documents, employment verifications, social security numbers, etc.  This is not a simple process at all. </p>
<p><strong>What if the forger and their notary accomplice try to sell my home?  </strong></p>
<p>Any knowledgeable buyer will require "title insurance" to accept any deed to real property.  Title insurance protects buyers against defects in the title including liens, fraud and forgery.  It is possible that a buyer would close on a purchase without such insurance, <u>but THEY would be the ones to lose money, not you</u>! </p>
<p>Forgery is a felony in all fifty states, punishable by jail time and heavy fines.  A court may also award damages to the aggrieved parties, namely YOU. </p>
<p><strong>If a forger went to this extent would I have to hire an attorney?  </strong></p>
<p>The answer IS yes.  But the sooner the fraud is caught, the sooner an attorney can jump on it and help rectify the situation. </p>
<p><strong>Can home title lock insurance cover my legal expenses?</strong> </p>
<p>According to Larry Light, senior contributor at Forbes.com; no, none of these services do that.  They simply notify you if anyone seems to be tampering with your home's title, then you must hire an attorney to fight the illegal action.  So these services are essentially well-paid notification companies. </p>
<p><strong>How can I find out if someone is tampering with my home's title or otherwise trying to commit a fraud using my name?  Are there any free services I can use?</strong></p>
<p>YES, THERE ARE FREE SERVICES YOU CAN USE!  In Orange County Florida, you can register your names here:  <span><a href="https://www.occompt.com/official-records/property-fraud-faq/">https://www.occompt.com/official-records/property-fraud-faq/</a></span>.  A forger would have to use your names to try and commit a fraud and when they do, you get a notification. </p>
<p>My family installed a fence on our property in January of 2020, and I received an e-mail alert when the fence installer filed a mechanic's lien on my home.  They do that to make sure they get paid.  My son-in-law also got an e-mail notice when someone with a similar name as his was involved in a court case.  In both situations, the Orange County notification system worked for us.</p>
<p>There are probably similar resources available to you in the county where you live.  Contact your local property appraiser's office or county records office to inquire on the free system available to you. </p>

            <![CDATA[What are i-Buyers, and how do they compare with using a Realtor?]]>

            <![CDATA[<p><span style="font-size: 12pt;">(article published 8/19/21:  <span style="color: #ff0000;">updated 4/14/22)</span><br><br>You've received the postcards in the mail, viewed the TV commercials, and have seen the billboards stating, "We'll buy your home for cash", or "Contact us today for a cash offer on your home".  These investor-groups range from very large corporations, to smaller area investors.  But they all have one thing in common.  <span style="color: #ff0000;">They will give you an offer on your home for less than it is worth, then turn around and sell it, making a tidy profit.  </span></span></p>
<p><span style="font-size: 14pt;">How do i-Buyers come up with their offers?</span></p>
<p><span style="font-size: 12pt;">Many of these buyers use AVM (automated valuation models) to base their cash offers on your home.  These AVMs can vary wildly, and Realtors generally deem them as an unreliable way to price your home.  These companies will give you data to try and convince you that their offer on your home is fair, and that you should take it. </span></p>
<p><span style="font-size: 12pt;">By contrast, an experienced Realtor will give you a CMA (comparable market analysis) on your home, comparing it to other homes similar to yours, that have sold recently in your area.  The best Realtors will even make "adjustments" to the comparable sales, giving your home credit for superior features, remodeling, etc., and taking value away if you are lacking such improvements vs. the comparable sales.  <span style="text-decoration: underline;">Our goal is to show you what your home will appraise for, so you know what the maximum value is</span>.</span></p>
<p><span style="font-size: 14pt;"><br>Do i-Buyers have fees comparable with Realtors?</span></p>
<p><span style="font-size: 12pt;"><span style="color: #ff0000;">YES THEY DO!  i-Buyer program fees range from 5 - 15%, but 6% is average for the well-known, larger i-Buyer companies. </span> This is comparable with the fees that Realtors earn to sell your home on the open market.  Sellers also have normal closing costs with both i-Buyers and selling with Realtors.</span></p>
<p><span style="font-size: 14pt;"><br>Why would I use an i-Buyer instead of a Realtor to sell my home?</span></p>
<p><span style="font-size: 12pt;">If you need to sell your home in a hurry (meaning you can't wait 4-6 weeks), this may be an option for you.  But you won't be selling your home for the highest price possible because you're not opening it up to the masses.  Some i-Buyers will even let you close the sale when you want, <strong><span style="color: #ff0000;">but in an appreciating market, this is to the advantage of the i-buyer, not the home seller.</span></strong> <span style="color: #ff0000;"> If you make contract with one of a few i-buyers in April for 350,000, <span style="text-decoration: underline;">but you don't close until October</span>, that i-buyer just made about $35,000 in additional profit FROM YOU, by waiting to close!  They don't hand you your additional appreciation, you handed it to them for FREE!</span>  Some will even give you a "moving perk" of some sort, but check the fine print!</span></p>
<p><span style="font-size: 12pt;">These companies will also use the "no showings" pitch, which for some, can be a good thing.  But I'll tell you, if your home does not show well, needs repairs or is unappealing, you may be in store for a surprise.  i-Buyers have a "due diligence" inspection period, and they may choose to re-negotiate price with you after fully assessing your home.  <em>More about that shortly.</em></span></p>
<p><span style="font-size: 14pt;"><br>Will I get the highest price possible by selling to an i-Buyer?</span></p>
<p><span style="color: #ff0000;">That is very unlikely. </span> I just did research of homes sales in Ocoee & Winter Garden Florida, covering the timeframe of 6/10/20 - 6/10/21.  I researched one of the largest i-Buyer companies (whose name I won't disclose in this article).  They bought & sold (22) homes in the area I researched, and these are my findings:</p>
<ul style="list-style-type: circle;">
<li>Between purchase prices and resale prices; the lowest profit they made was a $12,000 loss, and the highest profit they made was $52,300.<br><br></li>
<li>Out of (22) sales their average purchase price was 291,886, and their average resale price was 307,741 <span style="text-decoration: underline;">for an average profit of $15,855</span>.</li>
</ul>
<p><span style="font-size: 14pt;"><br>Will I have to do repairs if I sell to an i-Buyer?</span></p>
<p><span style="font-size: 12pt;">i-Buyers will have a "due diligence" period that can range from 7 days - 15 days commonly.  During this timeframe they cancel the contract for any reason.  This is very similar to using a Realtor, as buyers all want the right to have your home inspected to see if any repairs are needed, if you have outdated components in your home such as wiring, plumbing, roofing or other components.  After they have checked out your home they "may" come back at you to re-negotiate price, or cancel the contract altogether.  Keep in mind that they are buying low and selling high, and if they have to replace too many components (reducing their expected profit), this will make your home less appealing.  Remember they haven't viewed your home, and they do not know it's condition.  </span></p>
<p><span style="font-size: 12pt;">By contrast, buyers who have viewed your home with Realtors have seen the home.  Their experienced Realtors can look at some components and advise them accordingly on what the home needs, etc.  You will also fill out a simple seller's property disclosure where you can note the age of certain components, if any components are failing or don't work, etc.  So many buyers who work with Realtors have <span style="text-decoration: underline;">more realistic expectations on what your home may need (before) making their offers to you</span>.  </span></p>
<p><span style="font-size: 14pt;"><br>Is there an appraisal with an i-Buyer?</span></p>
<p><span style="font-size: 12pt;">Although they have the right to an appraisal, their contracts are not contingent upon the home appraising at purchase price. This is because they are confident they can sell the home for a profit, soon after they close the sale with you.  By contrast, buyers who are obtaining financing with small down payments will need your home to appraise at the purchase price.  Buyers with very large down payments exceeding 25 - 30% will not need your home to appraise at purchase price.</span></p>
<p><span style="font-size: 12pt; background-color: #ffff00;">Due to the very competitive market in some parts of the country (especially in metro-Orlando) some buyers are waiving their appraisal contingencies, or are agreeing to pay X-amount over appraisal value, up to X-purchase price.  Also, OTHER CASH BUYERS are prevalent in the market, so no appraisals are needed with these buyers.</span></p>
<p><span style="font-size: 14pt;"><br>How much more can I receive if I sell with a Realtor and not an i-Buyer?</span></p>
<p><span style="font-size: 12pt;"><span style="color: #ff0000;">The average is just over $15,000, but this does not include the additional profit you might see if you sell on the "open market".</span> When a seller lists their home with a Realtor, it is listed in an area multiple listing service (MLS).  When you maximize showings, you maximize opportunities for multiple offers, and in our 2021 market, offers above list prices.  How much higher?  <span style="color: #ff0000;">Currently in April 2022 we've been selling, on average, $15,000 - $30,000 over list prices. </span> <span style="background-color: #ffff00;">So I'd say by using an i-Buyer you would be consciously giving up around $25,000 in additional profits.  </span></span></p>
<p><span style="font-size: 12pt;"><span style="text-decoration: underline;">Keep in mind that once these i-Buyers have closed on their sale with you, they immediately list your home for sale in your local MLS, and do what you could be doing; obtaining as many showings as possible, garnering multiple offers, and selling for maximum prices</span>.  </span></p>
<p><span style="font-size: 14pt;"><br>Isn't the showing process more of a pain using a Realtor, and not an i-Buyer?</span></p>
<p><span style="font-size: 12pt;">Maybe, or maybe not.  If your home is reasonably appealing, and you don't mind about 2-3 days of traffic, then using a Realtor should definitely be considered.  Between 2021 and April 2022, we are taking our professional photography on Thursdays, listing our homes Friday mornings, generating showings between Friday and Saturday - and choosing the very best offer on Saturday evening.</span></p>
<p><span style="font-size: 12pt;"><span style="color: #ff0000;">100% of all our listings are selling that way this year. </span> We ask sellers to leave the house (if possible) for just those two days of showings, just so agents can stream their buyers in and out, with everything staying neat and tidy for showings.  <em>Alternatively sellers can remain home, but must be prepared to leave during showings. </em> </span></p>
<p><span style="font-size: 12pt;">If our sellers leave for a couple days - we turn on lights and stage their homes in the mornings, then close them up at night.  Our lowest price over list this year has been $5,000, and our highest was $30,000.  <span style="color: #ff0000;">If you have a truly exceptional home, and unless you are in one hell of a rush, there is no reason to use an i-Buyer.</span></span></p>
<p><span style="font-size: 14pt;"><br>What about negotiating my closing date, or staying in the home after closing so I can buy another home (with my cash now in hand and no home-to-sell contingency)?</span></p>
<p><span style="font-size: 12pt;">Closing dates, along with other elements of a contract, are always negotiable.  We have been negotiating "lease-backs" for our sellers, allowing them to remain in the homes they have sold for up to 90 days after closing.  This gives them an opportunity to compete with other buyers who have no homes to sell, and who have no home sale contingencies in their offers.  <strong>If you must sell your home before you buy your next home, we would be happy to discuss the best options for your particular situation and goals.</strong>  <span style="color: #ff0000;">We also utilize a company called, "Easy Knock".  For a fee, they allow you to rent back your house for up to 12-months while you are searching for the perfect home.  <span style="text-decoration: underline;">This is a TERRIFIC OPTION to many i-buyers</span>, as they acquire your home upfront, you pay your normal seller closing fees plus a fee to "Easy Knock", then rent it back.  When you are ready to move, YOU manage the sale when "Easy Knock" sells it on the open market, and <span style="text-decoration: underline;">YOU POCKET ANY ADDITIONAL APPRECIATION PROFITS</span>!  There is also a company out there called "Ribbon".  Once approved by them, they turn you into a CASH BUYER, allowing you to compete effectively in this difficult "seller's market".  These companies have different approaches in helping those sellers who are also buying again. </span></span></p>
<p><span style="font-size: 14pt;"><br>I want to build a new home, and the only way they will work with us if we agree to use their preferred i-Buyer who will guarantee our sale and closing date</span></p>
<p><span style="font-size: 12pt;">Our company, Watson Realty also is affiliated with a type of guaranteed sale program in the event you are being forced to use an i-Buyer as a condition of building a home with a local builder.  Ask us for more information about that if this applies to your situation.  <span style="color: #ff0000;">The "Easy Knock" and "Ribbon" companies can satisfy requirements from builders, when you have a home to sell!</span></span></p>
<p><span style="font-size: 14pt;"><br>SUMMARY:</span></p>
<p><span style="font-size: 12pt;">i-Buyers are what we in the real estate industry commonly call "market disrupters".  <span style="color: #ff0000;">They are the main cause of what is driving our prices upward, but because they are competing with YOU, the local buyer who wants to sell then buy again, they are making it very difficult to move around.  </span>The last time that there was surch a surge of investors was during the last housing boom that ran from around 2004 - 2008.  The financial market almost collapsed in 2009, with real estate values plunging.  <span style="text-decoration: underline;">You won't see i-Buyers in that sort of market, so when prices stablize and (eventually) go back down (they always do), i-Buyers will be a thing of the past.  </span></span></p>
<p><span style="font-size: 12pt;">If you don't mind losing around $25,000 of profit and need a very fast sale, I guess they provide an option for you.  Otherwise choosing your experienced neighborhood Realtor is STILL the best way to go!</span></p>

<p>Though it can be exciting to sell when the market is scorching and you have the potential to make thousands over your asking price, remember that the market changes quickly, and there are a number of factors that go into pricing your home.             <![CDATA[The Hidden Costs of Residential Solar Panels]]>

            <![CDATA[<p>As a Realtor, I'm all about adding resale value to a home.  After 29 years in the business, it's just a natural tendency of mine.  I've rejected solar on the basis that it takes too many years to break even on the investment, thus it's not worth it financially. </p>
<p>I finally allowed a solar salesperson into my home, and he gave us a full presentation.  I have known this young man for many years, and I know him and his family to be honest.  He has been selling solar for 4 years now, so he is experienced at it.  What follows are notes from that presentation.  If you are considering adding solar to your home, be sure to read this article. </p>
<p><strong>How Solar Works</strong></p>
<p>Your home is connected 24/7/365 to your local power grid.  While you use your electric company's power during the day, your panels collect energy simultaneously.  You sell back the power your panels collect to the utility at night.  This is called "net metering", and it's what reduces your power bill to make solar an option for people.  More about "net metering" later.</p>
<p><strong>The Subject is my home</strong></p>
<ul>
<li>2-story home, approximately 2,930 interior square feet, built in 2016.</li>
<li>Double-pane windows, heavily insulated, energy star appliances, 15 SEER A/C system</li>
<li>Average power bill $212/month; average kilowatt hours/month 1,286</li>
</ul>
<p><strong>The System quoted, plus price</strong></p>
<ul>
<li>28 solar panels (I was not given the tech specs on these panels)</li>
<li><strong>Cash price:</strong> $29,792, less a 26% rebate of $7,746 <span style="background-color: #ffff00;"><strong>= 22,046 total cash price</strong></span></li>
<li><span style="background-color: #ffff00;"><strong>Financing price:</strong> </span><strong><span style="background-color: #ffff00;">$39,368</span>.</strong> 0-down, 125/month for 300 months (25 years).  Based on 1.99% interest with auto pay feature with financing company.  The 26% rebate you receive, which is higher at $10,236, is sent back to the financing company to keep your payment locked in at 125/month for 300 months.</li>
</ul>
<p><strong>The Sales Pitch</strong></p>
<p>The way this was presented to me was <span style="text-decoration: underline;">based upon a 25-year life of the solar panels</span>.  The salesperson showed how much money I would spend in electric costs, in consideration of a 3% annual rate hike, plus inflation.  Based on his calculations, my average electric bill without solar panels would be just a bit over $309/month.  After the next 300 months/25 years, this amount adds up to $92,752.</p>
<p>Over the same amount of time, my stream of payments for the solar panels adds up to $39,368.  <span style="color: #ff0000;">This shows a hefty savings going solar of <strong>$53,384.</strong> </span> I believe that this simple formula is what makes most homeowners fall in love with solar.  But not so fast!  There are other things for savvy solar buyers to consider . . </p>
<p><br><strong>What's the catch?  Any hidden fees I'm not told about?</strong></p>
<p>There are several other costs that are not typically disclosed, that WILL lower your savings on a solar investment. </p>
<ul>
<li><u>When you re-roof your home</u>. Florida roofing structures last between 15 – 20 years at the most.  This means during the life of your solar system you WILL be re-roofing your home.  Also many insurance agencies will not write new policies on homes with roofing structures over 15 years in age.  The price for removing solar panels is between $75-$150 per panel.  The price for re-installing them is the same.  For our subject home, that cost is between $4,200 - $8,400.  <strong>I will use a figure of $6,000 to be fair.<br><br></strong></li>
<li><u>The monthly "user fee" charged by your electric company</u>. Every home must be connected to the power grid, and you WILL be paying their monthly connection or user fee.  This fee is quoted as somewhere between $10-$14/month.  Using the same 3% rate increase + inflation, I will estimate this user fee as $20/month over the next 300 months, <strong>for a total amount of $6,000.<br><br></strong></li>
<li><u>Increased cost of home insurance</u>. Among other insurance issues noted later, there will be an increase in the "replacement cost" of your home, based upon the cost of the solar system.  For a $30,000 system this figure is conservatively $350 per year.  Over 25-years, <strong>that comes to $8,750.</strong>  Of course, this assumes the cost of insurance (overall) will not rise in Florida!  <em>Florida homeowners are laughing right now.<br><br></em></li>
<li><u>Annual Cleaning of panels</u>. One hidden cost I found while researching solar panels is the cost of annual cleanings.  These cleanings help the panels perform as intended, over the course of their life.  I'm finding the cost is between $15-$35 per panel, or an average of $25.  In my example, $25 x 28 panels = $700.  Over 25 years, <strong>that comes to $17,500.</strong></li>
</ul>
<p><span style="color: #ff0000;">So after deducting $38,250, <strong>the projected 25-year savings drops to $15,134 over the next 25-years.</strong> </span> This can also be stated as $50.45/month, or $1.66 per day.  <em>I am genuinely shocked by how low these savings really are!</em></p>
<p><strong>So what if I pay cash?  That seems the thing to do!</strong></p>
<p>If you pay cash for your system using my example, your total expense would be $22,046.  Your average monthly electric bill is $212/month.  <u>If your electric bill is reduced to your user fee of $10/month, your "break even" on your output of cash is 104 months or 9.2 years</u>.  Your additional insurance cost adds $3,150 in 9 years (assuming no insurance rates increases which is unrealistic), adding another 15 months to get to the "break even" point, bringing us to 10 ½ years.  Your annual cleanings are $700/year, which adds another $6,300 and another 29 months.  We're now up to about 13 years to get to your true "break even" point for your solar expense.</p>
<p><strong>How reliable are these figures?</strong></p>
<p>These figures are based on you receiving a "net zero" system, meaning you only are paying your user fee, and your power is 100% covered by your solar panels.  <u>We know people who have invested in solar well over $20,000, and they STILL have electric costs well over their user fees</u>. </p>
<p><strong>Are there other issues with solar?  </strong></p>
<ul>
<li><u>Are roof warranties voided when panels are installed?</u> Yes and no.  Where they drill through your roof (into trusses) to hold the rail systems that hold your panels, any roof warranty is voided in those areas.  The salesperson said that they provide a "25-year Performance Warranty", which warrants your roof won't leak in these areas.  Keep in mind this warranty is only applicable as long as your solar company stays in business.<br><br></li>
<li><u>Will my panels be damaged in wind storms, hail or hurricane events? </u>The most likely answer is no.  The panels are made with tempered glass which is designed to withstand a pretty strong impact.  They are also in rail systems on your roof, which are screwed into your truss system.  Unless your home gets a direct hit from a hurricane or tornado, it's unlikely they will be damaged.<br><br></li>
<li><u>What about insuring my home with solar? Will it cost more? </u> The answer is YES.  I just had an extensive conversation with the <strong>Watson Realty Insurance affiliate, Linda Bozica, Vice President of Florida Insurance Concepts, LLC</strong>, and these are her comments: "More insurance carriers are covering homes with solar systems.  There is an increased cost on the annual policy, adding replacement costs.  Some carriers will only insure homes with solar panels if the home has a 1 million dollar liability policy, which some insurers do not offer.  Insurance carriers will deny coverage if the utility company is to be added onto the policy as an additional insured.  The homeowner also gives up privacy if this were to happen.  Some (but fewer) companies will not allow "net metering", which is when the homeowner sells energy back to the utility".  Keep in mind that "net metering" is what makes solar viable to the public.<br><br></li>
<li><u>Technology changes over the years.</u> Remember when computers cost over $3,000 and were snail-slow?  Now they cost under $500 and are 1000x faster.  That's technology for you!  The salesperson said that wattage pathways have increased by 35% since he's been selling (4 years).  There is also something called "bi-facial panels" which somehow collect energy off both sides of the panels.  So yes, better technology may improve panel performance over the next few years.<br><br></li>
<li><u>Resale value/selling my home with solar panels.</u> This is an area where solar salespersons should stay in their lane.  As a Realtor, I talk to appraisers often, and hear how they are dealing with homes that have solar.  They are typically giving homes with OWNED solar panels an upward value adjustment of $10,000.  So they DO have some resale value,<em> <span style="text-decoration: underline;">but only if you OWN the systems, which most people won't</span>.</em>  We have had 2 buyers pass on solar homes because they did not want to take on the balance of the financed solar systems as a purchase condition for those homes.  Also keep in mind that homes with financed solar systems will not receive the $10,000 upward appraisal adjustment, because those systems are not OWNED.<br><br></li>
<li><u>I'm an Environmentalist. Is solar a good thing for me to do?</u>  Answer is yes.  You are adding electricity back to your local power grid, making utility companies more efficient by allowing them to distribute power more evenly during peak hours.<br><br></li>
<li><span style="background-color: #ffff00;">REVISION (Nov 10, 2021) - The Florida Realtors and Florida Bar Association from time-to-time revise the contract we use.  <strong>In November 2021, such a revision added a new addendum to our contract that must be used when a home with a solar system is present, and where there is PACE financing in place. </strong> It is labeled <span style="text-decoration: underline;">EE. PROPERTY ASSESSED CLEAN ENERGY (PACE) DISCLOSURE</span>.  It basically says that if there is PACE financing in place, and if the buyer of that property is obtaining a mortgage, that the PACE loan must be paid off at closing.  <br><br></span></li>
<li><span style="background-color: #ffff00;">UPDATE (April 2022) - There were bills in the Florida Legislature that would have ended net metering (the selling back of energy to the power company at retail rates).  The legislature softened the bill, to "grandfather" in those families that currently own solar, to a 20-year period before their net metering credits would end.  Governor DeSantis vetoed this bill whose main advocate was Florida Power & Light.  </span></li>
</ul>
<p><br><strong>Conclusion:</strong></p>
<p>As a real estate professional, I know that the average homeowner owns their home for an average of 7 years.  We see families selling their homes between 5 – 10 years on average, so that 7-year itch applies to homes as well!  However many families buy and stay in a home for 15, 20, 25+ years.  <em><u>For those folks, a solar system may make sense, but the savings are likely to be less than they thought.</u></em></p>
<p>Some area builders in central Florida are either adding solar systems to their new homes, or offering them as an option.  The Federal government is offering Florida Builders up to a $2,000 tax credit to build homes with renewable energy. </p>
<p>Many solar salespeople are focusing solely on new homes, and not older homes.  People that own older homes with single-pane windows, older HVAC and electrical equipment and poor insulation should focus on improving those areas first.  For them, solar should be an afterthought.  Also if you have an older roof, you need to budget that extra $4,000 - $8,000 into your re-roof bill, for removal and re-installation of your solar panels.</p>
<p>What if a home is offered to you for sale where they OWN the panels?  For me, that is the only way I would consider a home with solar panels.  But I would only want to pay an additional $10,000 or whatever figure the appraisers adds onto their report.  I know I will have additional costs, but the savings may be worth it.</p>

Performances can be heard ringing throughout the garden daily, adding to the overall contemplative atmosphere.</p>
<p>Beyond the Singing Tower, the park is home to one of the state's most impressive landscape gardens. As you meander through the garden, you'll encounter acres of blooming foliage, lush ferns, palms, and oaks, and even natural Floridian wildlife like threatened gopher tortoises and endangered eastern indigo snakes.</p>

<p>Here's another one to file under "Things You Didn't Know Florida Had" – waterfalls! Sink Hole Trail leads through huge trees to Falling Waters Sink, a 100-foot-deep, 20-foot-wide cylindrical pit. A small stream drops water 70+ feet into the bottom of the sink, creating the picturesque waterfall. The park even has a bit of a spooky factor: no one truly knows where the water goes once it reaches the bottom of the sink.</p>
<p><a href="https://www.floridastateparks.org/parks-and-trails/falling-waters-state-park"><strong>Blowing Rocks Preserve</strong></a></p>
<p>This peaceful barrier island sanctuary is home to the largest Anastasia limestone deposit on the Atlantic coast. High tides and storms cause the sea to fling itself against the rocks, forcing plumes of saltwater as high as 50 feet into the air. It's a sight unlike anything else.</p>
